New figures released by the NSW Valuer General show Leeton's land value has increased by 1.13 per cent.
This meant the average land value in Leeton on July 1, 2013 was $61,700 and $62,400 on July 1 last year.
State-wide land values increased by 11 per cent, with Herron Todd White Leeton director and property valuer Peter Gunn, pleased with the shire's result.
The company compiles Leeton's figures itself before they are sent on to the valuer general's office.
Property sales and even Leeton Shire Council's development of a Local Environmental Plan that had some re-zoning changes are all believed to be behind the town's slight rise.
"They would have a minor affect, but there hasn't been much change," Mr Gunn said.
"Things in Leeton are kicking along and this is a good indicator of that.
"There's plenty of residential land in Leeton available and it is good to see interest from developers increasing."
Leeton was one of few towns that had an increase in land value for the time period, with Griffith's decreasing by 5.02 per cent and Albury's down 1.19 per cent, while areas such as Young, Temora and Urana remained unchanged.
Mr Gunn said the outlook for Leeton was positive.
"You've got different areas of farming, particularly cotton, that are booming," he said.
"It's all very good news for our town.
"Leeton is very stable, which is what we like to see."
In the coming weeks, more than 882,000 notice of valuations will be sent to ratepayers across 45 local government areas showing the value of residential, rural, business and industrial properties based on market conditions as at July 1.
