This week the question was put to two of Leeton’s real estate agents on whether or not winter was a good time to buy and sell property.
Both Carl King from Breed and Hutchinson Real Estate and Luke Santolin from Leeton Real Estate were of the same opinion that the cold weather shouldn’t keep buyers or sellers out of the market.
“The so-called ‘pundits in the know’ out there will tell you spring is the time to sell, but in reality any time is a good time,” Mr King said.

“The thing about winter is, if you’re selling your home in the cool months, the buyers who are out there are serious about it.
“They (the buyers) aren’t just out there browsing open homes in the spring time because it’s a nice day.
“They are serious and looking to buy.”
Both Mr King and Mr Santolin went so far as to say they needed more Leeton shire homes on their books to be able to sell as their buyers’ database had many names logged.
It’s good news for both buyers and sellers as winter typically means each party is serious about their requirements.
Mr Santolin said he had noticed a certain trend during the past three years of his time in Leeton.
“Over this time period I’ve noticed we’ve been selling more and more properties in the winter quarter,” he said.
“It definitely comes down to a positive market, but also the buyer and seller both wanting to achieve what they need to.
“There might not be as much competition out there if you’re trying to sell your home in winter, so contrary to popular belief it’s actually a really good time.”
For those who are thinking about holding off on selling their property until spring, the agents advised started to get prepared now.
“Talk to your agent and start getting organised now … September will be here before you know it,” Mr King said.
