The shire could be faced with having no available land to build new homes in the coming 10 years with current sub-divisions nearing capacity and other options fast running out.
The new residential estate Isabella Rise is currently one of the only areas in town where buyers can purchase land to build a home.
The large vacant area going to auction in nearby Karri Road remains the only other option for residential land purchases in Leeton.
Griffith Real Estate Leeton agent Luke Santolin said land squeeze was becoming a problem.
“We had a vacant block of land come up for sale just before Christmas and it was snapped up in 24 hours,” he said.
“It’s definitely something people are talking about.
“People are calling out for these types of areas. Areas like the Moreton Bay and Carrington Drive sub-division are almost full, so there’s not many other options out there apart from the Isabella Rise area.”
Ellendon Place and Kindred Place are also all sold.
Any other residential land potentially opening up would need to be re-zoned by Leeton Shire Council.
Breed & Hutchinson sales consultant Carl King said agents were governed by how councils zoned land.
“It’s very dependent on council and local government,” he said.
“At the moment it’s hard to say what will happen … we need a crystal ball.
“It would also depend on Leeton’s population and whether it remains stagnant or not.”
Mr King said more younger residents appeared to be wanting to build homes rather than buy a property off the bat.
“As us ‘oldies’ say it’s a lot different to how it was when we were looking at buying our first home,” he said.
“You started small and then worked your way up, but it’s just different times now.”
