Leeton Shire Council will finalise the amendment to the Leeton Local Environmental Plan (LEP) 2014 to allow certain residential accommodation in the area, subject to development applications.
Manager planning, building and health Garry Stoll stated in a recent report to council the concept to amend the range of permitted residential accommodation was developed as part of the CBD enhancement project.
“Presently only shop top housing is permitted within the B3 zone and, by increasing the range of permitted residential accommodation that can occur in this zone, it could potentially assist in reactivating the Leeton central business district,” he said.
“Council submitted an application to NSW Planning and Environment and received approval in April to commence the process to change the Leeton LEP.”
This includes the inclusion of dwelling houses, hostels, multi-dwelling housing, resiential flat buildings and seniors housing.

Council has assured ratepayers any development applications for residential accommodation in the B3 zone will be assessed on their merits in accordance with the applicable development standards.
Various feedback both formal and informal has been given to council, with the majority supporting the idea.
The final step is for council to now lodge the amendment to the LEP with the NSW Parliamentary Counsel.
