AS THE saying goes “slow and steady wins the race”, which is also typical of Leeton’s real estate market each January.
This year is no different, but the big positive agents are reporting is the drought and the recent announcement of job losses at SunRice haven’t had a negative impact.
Gino Amato from Amato Real Estate said the market was holding strong despite some of the challenges the shire is facing.
“It has been a steady start to January,” he said.
“There’s been good inquiries for homes that are for sale and we’ve started selling already.
“The rental market is also strong as it usually is at this time of the year when people are moving in or out of town.
“As yet, we haven’t seen any impacts from the drought or SunRice. Obviously we will be keeping an eye on things.”
While talk in metropolitan areas such as Sydney and Melbourne continues to focus on downward trends when it comes to the housing market, the steady and reliable climate in Leeton shire should be giving buyers and sellers an air of confidence.
Another factor working in the favour of buyers is the continuing low home loan interest rates, which aren’t expected to rise drastically anytime soon.
The one issue continuing to plague Leeton shire is the lack of land available for residential redevelopment.
However, Carl King from Breed & Hutchinson Real Estate believed 2019 would be another big year for the market in the shire. “It’s quiet now … we find this to be the case every January,” he said.
“People are away or, if they are home with the kids, they are thinking it’s not really the best time to be selling their houses.
“Once school goes back, everyone seems to get back into routine and that’s when things start to pick up again.
“There’s a lot of outside influences, but we are hoping for a good year.”
Mr King said he too was yet to see any negative impacts on the market as a result of the drought and recent job losses.
